Know Your Credit

Know Your Credit: Lenders continue to lower their credit benchmarks as the economy rebounds. The average credit score for all closed loans last month was 728, compared to 746 in June 2012, according to mortgage software firm Ellie Mae. That two-year drop has been more pronounced with FHA loans than conventional financing.

Carlisle Recognized by Forbes

Carlisle is a borough in and the county seat of Cumberland County, Pennsylvania, United States. The name is locally pronounced as in British English with emphasis on the second syllable /kɑrˈlaɪl/. Carlisle is located within the Cumberland Valley, a highly productive agricultural region. As of the 2010 census, the borough population was 18,682. Including suburbs in the neighboring townships, 37,695 live in the Carlisle urban cluster. Carlisle also is an exurb of Harrisburg, Pennsylvania, to the east.

Carlisle is the smaller principal city of the Harrisburg−Carlisle Metropolitan Statistical Area, which includes all of Cumberland, Dauphin, and Perry counties in South Central Pennsylvania. In 2010, Forbes rated Carlisle and Harrisburg the second-best place to raise a family.

New Apps Take Home Buying to the Next Level

From virtually walking through an open house to learning about the social scene in a new neighborhood, a new generation of apps and are taking the real estate shopping experience to the next level.

Matterport, of Mountain View, Calif., recently unveiled 3D Showcase, which produces high-quality, 3-D images of homes that can be embedded in online listings. Users can virtually walk room-to-room, behind sofas, around beds and past corners.
Then, at a click of a button, walls peel away revealing a photographic image of the house with all the spaces exposed. The 3D image can be rotated, turned and zoomed in on.

Furniture can be erased, leaving empty space behind. Or, it can be replaced with other furniture to re-stage rooms. Homebuyers can see what the place would look like after they buy it and put in the sofas, chairs and table they choose.

Meanwhiles, to avoid crowded open houses where you can't get an answer to your questions, or agents who are unfamiliar with the property, a company called BrightDoor is offering Beamly.

It uses small Bluetooth-enabled devices located throughout the home to send home shoppers information via their mobile phones or other devices. When a buyer goes into the kitchen, for example, they can learn more about the appliances or wood cabinet options available to them.

With Boston-based Everywhere, users with Bluetooth-equipped mobile devices can draw boundaries around interactive maps of neighborhoods they are looking to move into and the site will display an array of local social media content from Twitter, Instagram and Facebook from that area. It also posts local Meetup events and deals and coupons from local businesses through sites like YipIt.

Zumper, which specializes in rentals, has produced the Zumper Pro app that enables agents to quickly create new online listings in a matter of minutes. Using their smartphones or tablets, agents can take photos, write descriptions and fill in details, such as the number of bedrooms, baths and square footage. Then, even before they leave the apartment, agents can post the listing online and send alerts to prospective renters with the app that a new place is on the market.

Dubai’s Damac offering free BMW with each purchase





DUBAI - Dubai developer Damac Properties has announced it will give away a luxury BMW luxury car with each unit purchased during Ramadan as part of its special promotion during the holy month.

Customers signing on the dotted line for a property will be presented with a luxury car, including the BMW 520i and the BMW 320i and the promotion extends outside the UAE to buyers from Saudi Arabia, Qatar and Kuwait, who will be able to take collection of the vehicles in their home country.

Foreign Buyers Boosting U.S. Housing Market Recovery

The U.S. housing recovery continues and international buyers are a big reason, with the Chinese leading the charge. Chinese buying is up more than 70% to $22 billion -- nearly 1 in 4 dollars of all foreign purchases, according to the National Association of Realtors.

Canadians are No. 1 in total homes bought, but the Chinese buy more expensive homes: An average price of $591,000.

The Chinese also bring a lot of cash to the table: More than three-quarters of their purchases were all-cash buys.

California is the biggest market for the Chinese, accounting for a third of their purchases.

Washington State, however, is coming up quickly, accounting for 9% of buys. It's followed by New York, Pennsylvania and Texas.
Why are they buying? Only 39% of Chinese buyers said they intended to use their purchases as their main home.

Some may buy condos for their children attending U.S. colleges. They hope that, in addition to saving on dormitory fees, they can make benefit from home price appreciation by the time the students graduate.

Others are becoming landlords, buying cheap homes in distressed economic pockets, like Detroit, and renting them out.
Still others use the homes as vacation properties a couple of weeks a year and rent them out the rest of the time.

In addition to the Chinese buyers and the Canadians, Mexico, India and the United Kingdom filled out the top five list. India also had a notable jump in money spent -- 48% growth.

Cash is King Especially in Florida

In 27 of the top 30 metros, more than one-third of all sales of the lowest-priced homes were made with cash.

In the first quarter of this year, Miami had the largest share of cash buyers in the country at nearly 65 percent of total sales, down from 71 percent in 2012. Tampa and Cleveland were close behind with 57.1 percent and 54.2 percent.

Mortgage Applications Decline for 3rd Straight Week

Applications for U.S. home mortgages dipped slightly last week as purchases declined.

The Mortgage Bankers Association said its seasonally adjusted index of mortgage application activity, which includes both refinancing and home purchase demand, fell 0.2 percent in the week ended June 27. It was the third straight week in which the MBA's index saw a decline.
